Wat is een Gefaseerd financieringsdeel?
This way, investors have an additional opportunity to make an investment. The phased financing part offers the possibility to make a commitment commitment whereby the investor chooses at which predetermined moment this investment will actually be paid. For this commitment, the investor receives 2% interest from the moment the mortgage is established until the moment the actual payment has taken place. The 2% interest is on an annual basis and is settled monthly. This accrued interest is paid out after the payment of the commitment investment. The interest of tranche 1A then starts to run for this investment. Phased investing always falls under tranche 1A and therefore in the first mortgage.

Werkwijze
The desired payment dates to the project applicant are recorded in the quotation. When the project is published, these dates are shown separately as different slices under slice 1A. This makes it clear to both parties what they can expect from each other in the future.
In order to be able to invest within the phased financing part, a lower limit of €25,000 is used and it is possible to indicate a commitment in multiples of €25,000.
This method of financing (of construction depot) reduces the risk by being dependent on fewer investors. As well as keeping the rates attractive because there is less administrative work to be done for SamenInGeld.
When you have made a commitment, you will be asked to pay 2% of the committed amount in advance. We ask this to create more certainty for the project applicant that the rest of the payment will also be paid on time. If a commitment is not paid, the amount already paid in advance (the 2%) will go to the investor who takes over the commitment.

Borrowing money costs money, also with us. If there are enough investors for your project and the transaction is completed, you will receive a one-off invoice of 2.25% of the entire transaction amount, with a minimum of € 1,000. You also pay this € 1,000 if you do not convince enough investors. If your project is sufficiently financed, you will receive the money from the notary after a mortgage registration. SamenInGeld finances up to 80% of the free market value or the value in rented condition. There is a possibility to finance up to 90%. The part of the financing above 80% of the value can be requested if the borrower can demonstrate that he/she can provide sufficient security for the provision of a higher loan. When the mortgage is registered, you must pay your interest and any repayments monthly.
You also pay 0.025% of the loan amount in administration costs per month.
Early refund?
No problem. Just keep in mind that if you repay in full within the fixed-interest period, you are obliged to pay a penalty of 2 months’ interest as stated in the mortgage deed. A partial repayment is only possible if the entire loan amount is repaid in one installment. In addition, SamenInGeld charges administration costs. If the repayment falls within 2 months before the fixed-interest or interest review date, this is possible without penalty. SamenInGeld does charge you administration costs.
